The only complaint I can make about this hotel was the noise at night. We were on a ground floor room and with a police station directly across the street it was noisey both nights we stayed. Otherwise the hotel was good and I would use again but maybe not a ground floor room.

What was good about the hotel was its location (about 10 minutes walk from Waterloo and opposite the Imperial War Museum), and on the whole the staff were pleasant and efficient, however what was bad about the hotel far outweigh the good: The bed sheets had not been changed from the previous room occupant - disgusting. I went downstairs for dinner only to be told that Tuesday nights are buffet nights (and the buffet consisted of fish cakes and a fish main course - no good if you dont like fish)On the whole, I think that there is much better value for money around Waterloo and hence would have to be relatively desperate to stay here again.

The hotel does not pretend to be anything it is not, which is its strength. It is comfortable , clean and efficient. Only weak point is road noise - our room's window did not close properly and the road outside is extremely noisy at all hours of the morning.

I have just returned from a 10-day trip to Europe with 22 college students and 12 adults. The last stop of our trip was London, and it was truly the highlight of our stay (we also visited Rome, Florence, and Paris). Right across the street from the hotel is a War Museum which I personally did not see but other students in our group said it was very interesting (I believe it is free). There is a Tube (their subway system) station about a block and a half a way (called the Lambeth station), and a bus stop about a block away. Definitely travel using the Tube which is much more cost effective than taxis and it is easy to use and very fast. We had "day passes" so that we could freely use the Tube and the city buses all day. The breakfast that the hotel offered was very, very good. It included scrambeled eggs, ham, sausage, yogurt, cereal, and fresh fruit.

The room was small but pleasant. The two twin beds comfortable. For the price and location very reasonable.

Although the hotel was full with guests, my room remained quiet all the time. The only negative point was that the restaurant area was not big enough to accomodate all the guest that were trying to have breakfast in the morning.

This is meant to be a modern recently built hotel, yet it felt as though it was currently need of being updated. Had a very basic and low budget feel to it.Room I stayed in had no running hot water so I was moved to another room which was the disabled suite. The en-suite was a 'wet-room' and very cold as no heating in there. If I was disabled, I would have felt rather badly done to as the room felt very substandard compared to the rooms on offer to able bodied people. Both rooms lacked air conditioning or proper heating. They both had a tiny electric heater on the wall which had to be left on all night to provide the room with basic warmth. Not an ideal hotel for busines traveller or tourist; however if you are really on a budget give it a go. Just don't have high expectations!

Very good hotel within two minute walk fo Lambeth North tube station. The reception staff were most helpful. The restaurant only offers a three course buffet on a Sunday nights and there are not many other places nearby to get quick snack. Having said that we would stay here again.

Hotel was directly opposite Kennington Police Station and there's nothing quite like a loud siren wail at 3am to disturb your sleep. The double-glazed windows may as well have been tissue paper for all they stopped the noise.

Great location just a couple of minutes walk from nearest tube and about 10 minutes from London Eye. Staff were very courteous and friendly. Good hot buffet breakfast included in price. Only downside was the traffic noise as busy hospital and police station very closeby - it would probably be quieter if you had a room at the back of the hotel.

Very handily placed for tube station, Bakerloo line and the War Museum. Reception staff were very helpful and friendly. They gladly stored our luggage for us too when we checked out of our room so we could explore without carrying our bags. Eat-as-much-as-you-like breakfast buffet set us up well for the day. Hairdryer provided in room. The room was a bit noisy, but that's London in general!

Close to Lambeth North underground, but if that station is closed you need to walk a bit to Waterloo. Double room was very basic and some stains on the carpet, but it was still good value for money. The hotelscombined.com rate included hot breakfast which is usually an extra charge per person. Breakfast included some hard breads, a couple basic pastries, eggs, beans, sausage, bacon, yogurt, juices.
